One of the most important things to understand when buying a fixer upper home is that you are going to have to deal with problems besides new drywall and old fixtures. A place might look like all you need to do is tear up the old linoleum, sand down and restain the floors, and patch some holes in dry wall, but you need to be aware of all of the hidden things that could end up being a major issue. As long as you're aware of them, and comfortable dealing with them, then your fixer upper might be a good bargain. So, here are the two major issues to be aware of.
A rotten roof can be a super expensive problem. If it's just an issue of bad roofing shingles, then that is not much of an issue. However, if the plywood decking is in trouble, then that is an issue you need to be aware of. It's not something that is going to be an easy fix. In the case of bad roof decking materials, not only will the shingles need to be torn off, but the wooden decking will need to be removed. In some cases you only need to tear up a single spot, but if the leaks are pervasive and occur all over the roof, you might need to do a whole new roof. So, it's important to check the roof before buying your fixer-upper. Have a contractor get up there and look at the severity of the damage.
Clogged Sewer Line
If the sinks and toilets are not draining properly, it can be more than just clogged internal pipes. It might be an issue with clogged sewer lines. If the sewer lines are clogged, then the water cannot properly exit the home. This can cause leaks in your basement, and damage to the foundation of your home. It's quite a severe issue. And it's not one that can be fixed by pouring a bottle of drain cleaner down the drain. The solution when the sewer lines are clogged is to get a a plumber to come in and use a device that tear through the tree roots or other debris (unless it is a case of a cracked pipe, which would necessitate a pipe replacement). The only way to find out if the line is clogged or damaged is to use a sewer camera rental. These devices are small and can be inserted into the exit pipes from the access points in your home. So, before you purchase your new fixer upper, it's a wise idea to have this checked out.Share
